Warning Signs That a Roof Deserves a Closer Look

Common roof conditions homeowners can document before scheduling an inspection.

Interior warning signs

Water staining, peeling paint, damp insulation, and ceiling discoloration can indicate moisture entry, although the visible stain may not be directly below the source.

Exterior warning signs

Missing or lifted shingles, exposed fasteners, damaged flashing, sagging areas, and accumulated granules are useful details to photograph.

Storm-related concerns

High wind, hail, and falling limbs can create damage that is not obvious from the ground. Avoid climbing onto a roof unless you are trained and equipped to do so.

What to include in the request

Share the approximate roof age, number of stories, known leak locations, storm timing, and whether an insurance claim may be involved.
